Developer-led development and execution management are often treated as the same, but they operate at different stages of the project and carry different responsibilities.The difference lies in who defines the project and who delivers it.

The developer determines what is being built and why.This includes unit mix, specifications, pricing strategy, and launch approach. 3. The developer carries the regulatory and sales path

4. The developer manages commercial risk

5. The right model depends on the project stage
